According to a recent report by BBVA, during the first quarter of 2022, Baja California Sur had an increase in annual housing prices of 12.5%, barely edged out by Quintana Roo at 12.6%.
Baja California registered a 10.2% increase in the cost of housing, seventh highest in the country out of 32 states where the market seems to be paralleling what is happening up north of the border in California where the cost of housing is also seeing double digit increases.
Part of that could be a factor of the recent wave of new expats moving to northern Baja to escape the high prices in San Diego where studio apartments are renting for as much as 1,500 dollars a month, and even more in some cases.
The data was obtained from the information, statistics and the databases of the national mortgage system, which indicated that there was a rise in housing prices at the national level of up to 7.4% and it’s worth noting that here in Mexico, sellers often under-report the true sales price in cash deals to help reduce any capital gains taxes that would have to be paid.
The real price increases in housing could actually be even higher.
So if you’ve been even thinking of buying down here, it looks like it is going to get just a bit more expensive.
